Patrick's is an impressive, well preserved and beautifully proportioned original building, situated in the historic township of Koroit approximately 280 kms from Melbourne, 18 kilometres from Warrnambool and 20 kilometres from Port Fairy. It is situated on the northern slopes of Tower Hill, an extinct volcano, and is only a few kilometres from the Princes Highway.
Patrick's is not your average bed and breakfast. More like a small luxury hotel, Patrick's is beautifully restored and decorated with antique and vintage furnishings but with a modern twist (not a doily in site) and with every comfort you would expect of a five star establishment.
Patrick's is the perfect place to propose, stay for your wedding night or honeymoon, or how about a "babymoon" before two turns to three. But who needs an excuse, Patrick's is just a beautiful and special place to stay.
Relax in one of the comfortable chairs or catch up on your emails at the computer in our library. Guests are free to browse our collection of books, the latest magazines, CD's and DVD's. You are welcome to borrow from the library during your stay.

THE BEDROOMS
The most difficult decision is which one to choose!
Patrick's has five beautiful bedrooms to choose from, each one is different, all are individually decorated with antique and vintage furniture.
All 5 bedrooms have supremely comfortable pillow top beds with luxurious linen and goose down quilts, LCD televisions, a DVD player, CD player with ipod dock, free WiFi, tea and coffee facilities and individually controlled heating/air conditioning.
Each of the bedrooms has an ensuite bathroom with unlimited hot water (we collect our own from Patrick's generous roof area), gorgeous toiletries, luxurious Egyptian cotton towels, bathrobes and heated towel rails.
THE LOUNGE
Come in, settle into one of the feather filled lounges and relax in front of a roaring open fire (if it's cold enough). Help yourself to a drink and make yourself at home.
Watch television, listen to music, read a book or a magazine, or just soak up your surroundings, it's up to you.
BREAKFAST ROOM
Welcome to Patrick's beautiful breakfast room. A scrumptious breakfast is served at individual tables, cooked and/or continental it's up to you.
BILLIARD ROOM
Feel like a game or two? Help yourself to a drink from the honesty bar.
Patrick's billiard room is a beautiful light room with a full size "Alcock Thomson & Taylor" table, comfortable couches and an honesty bar located in an ex cathedral pulpit.

Koroit, a long time farming town for potatoes and dairy farming, has continued to retain its Irish settled history and charm.
Nearby is the crater that forms Tower Hill with its abundance of wildlife and superb walking tracks.
